Hybrid by default (2 days in office for London roles), async-first over Slack and Notion, and we ship small changes daily. We're self-funded and cashflow-positive so hiring is paced to sustainable growth.

Senior Architect - Planning Lead

About the role

We handle around 10-15 planning applications a month across London. This role owns them - design development, policy analysis, client comms, submissions and council liaison. You work closely with the founder and the AI engineering team who build the planning intelligence behind your recommendations.

What you'll do

  • Run planning applications end-to-end: pre-app advice, drawings review, statements, submission
  • Spot-check AI-generated planning assessments before they reach clients
  • Write Design & Access Statements and Heritage Impact Assessments
  • Liaise with planning officers and respond to queries during determination
  • Mentor one Part 2 assistant

What you bring

  • ARB registered, 5+ years post-Part 3
  • Deep working knowledge of the GPDO 2015 and London boroughs (especially Article 4 areas)
  • Track record of residential approvals including loft conversions, extensions and basements
  • Clear writer - Design & Access Statements that officers actually read

Nice to have

  • Experience with conservation areas and listed buildings
  • Comfortable giving feedback on AI-generated content before it goes to clients

About the role

Our free planning checker takes a property address, runs it against OS Places, planning.data.gov.uk, borough policy documents and 9 million historic decisions, then asks Claude to produce a personalised assessment. You own this pipeline - data ingestion, retrieval, model evaluation and the deployed service.

What you'll do

  • Own the planning assessment pipeline: data ingestion → retrieval → LLM → structured output
  • Design evaluation harnesses to measure accuracy against real approval outcomes
  • Improve retrieval over 9m+ historic planning decisions and borough policy PDFs
  • Ship new features behind feature flags, monitor in production
  • Work directly with the senior architect to validate model outputs against real cases

What you bring

  • 3+ years building production systems with LLMs (RAG, evals, prompt engineering)
  • Strong Python, comfortable with Postgres, pgvector, Next.js server actions
  • Pragmatic - prefer shipping to perfect, willing to debug in production
  • Understanding that model evaluation matters more than benchmarks

Nice to have

  • Familiarity with UK planning data sources (planning.data.gov.uk, ONSPD, OS Open)
  • Interest in property, urbanism or architecture

About the role

We automate the bulk of planning checks, but every borough has quirks and policy interpretations that take human judgement. This is a part-time consulting role for a chartered planner who wants variety and impact without the full-time workload of a council or private practice.

What you'll do

  • Review AI-generated assessments for complex projects before they reach clients
  • Advise on borough-specific policy interpretation questions
  • Help shape the training data and evaluation criteria for the planning AI
  • Occasional client-facing advice calls on high-value projects

What you bring

  • MRTPI chartered (full member)
  • 7+ years planning experience, ideally split between public and private sector
  • Strong grounding in London Plan, NPPF, and PPG
  • Willing to work asynchronously - we coordinate over Slack and short calls

This is a role for someone finishing their Part 2 who wants real client work from day one. You produce the planning application drawings, 3D models and building regs packs. You get to see every project through from first sketch to council approval.

What you'll do

  • Produce planning application drawings (plans, elevations, sections, 3D)
  • Set up and run projects in Archicad or Revit
  • Help with site surveys and measured drawings
  • Contribute to the pattern library we use to train our AI tools

What you bring

  • Part 2 complete or in final year

About the role

Most of our clients are homeowners making the biggest design decision of their lives. They need someone to hold the project together between the architect, the council and the builder. That is you.

What you'll do

  • First call with every new lead - understand the project, set expectations
  • Keep projects moving through stages (brief → drawings → submission → approval)
  • Chase clients for missing info and councils for decisions
  • Write case studies and collect testimonials (real ones only)
  • Flag at-risk projects before they slip

What you bring

  • 3+ years customer success / account management in a services business
  • Exceptional written communication
  • Comfortable with Notion, Slack, HubSpot or similar CRM
  • Unbothered by ambiguity and changing priorities

Nice to have

  • Construction or property background
  • Experience with high-touch consumer services (private GP, concierge, etc)
