1. About these terms
These terms govern your use of the Mayfair Studio website, the free AI planning checker, and our paid Pro Report service at mayfairstudio.co.uk. By using the site or buying a Pro Report you agree to them. If you don't agree, please don't use the service.

2. The free planning checker
The planning checker gives you a quick assessment of your property against public planning records, permitted development rules and common constraints. It uses data from Ordnance Survey, planning.data. gov.uk and local planning authorities, enriched by an AI model (Claude by Anthropic).
This is general guidance, not legal advice. It is accurate to the best of our knowledge at the time you run the check, but planning decisions are ultimately made by your local planning authority. Always verify important decisions with the council or a qualified planning consultant before spending money or starting work.
3. Accuracy of the data
We check against over 9 million UK planning decisions and several government datasets, but no dataset is perfect. Errors can arise from:
- Out-of-date council records.
- Local policy changes that haven't been reflected yet.
- Unusual properties that don't match standard categories.
- Ambiguous addresses or postcodes.
If you spot an error, please email hello@mayfairstudio.co.uk and we'll look into it.
4. Careers and job applications
If you apply for a role listed on our careers page, you do so by sending your application by email. By applying, you confirm that the information you provide is accurate and that you have the right to work in the UK (or that you will have by the time employment would begin).
We assess all applications on merit. Unsuccessful applicants will not normally receive detailed feedback. See our privacy policy for how we handle applicant data.
5. Pro Report (£395 fixed)
The Mayfair Pro Report is a £395 fixed-price written report on the planning potential of a specific UK property. We deliver it as a GOV.UK-styled PDF plus a structured JSON data file, within 24 hours of payment, to the email address you provide at checkout.
Every report covers: a banded verdict (Strong / Moderate / Constrained / Poor), an action panel, indicative figures with sensitivity grid, comparable approvals, planning history, applicable constraints, permitted development and CIL position, and a sources list. Every report is read line-by-line and approved by Jonathan Blewitt, the principal, before delivery.
This is a planning feasibility report, not legal advice, not a Red Book valuation, and not regulated planning advice within the RTPI Code of Conduct. It is intended as decision-support for a buyer or developer. Indicative figures are ranges anchored in public data; they are not a valuation or a viability appraisal. You should verify decisions with the local planning authority or a qualified planning consultant before committing capital.
6. Payment, delivery and refunds
Payment: the £395 fee is charged in full at the time of order via Stripe's hosted Checkout page. We never see or store your card details. Stripe holds the payment until our regular settlement; their terms of service apply to the card transaction itself.
Delivery: the 24-hour delivery clock begins as soon as payment is confirmed by Stripe. PDF + JSON arrive at the email address used at checkout.
Quality guarantee (14 days): if your delivered Pro Report is missing any of the structural elements promised at purchase (banded verdict, action panel, indicative figures with sensitivity, sourced citations, financial position section), reply within 14 days of delivery and we will issue a full refund. No questions, no admin charge.
Service guarantee (24-hour promise): if we miss the 24-hour delivery by up to 24 hours, we refund half the fee. If we miss by more than 48 hours, we refund the full fee.
Right to cancel (Consumer Rights Act 2015 / Consumer Contracts Regulations 2013): for digital services like the Pro Report, the right to cancel within 14 days ends as soon as the report is delivered, because the service has been fully performed. By placing the order you consent to immediate production of the report and waive the cancellation right at the point delivery completes. The quality and service guarantees above apply on top of, not instead of, your statutory rights.
Refund mechanics: approved refunds are returned to the original payment method via Stripe and typically arrive within 5-10 business days.
7. Wider architectural services
Our wider paid architectural services (planning drawings, building regulations, planning applications) are offered separately under a written services agreement. Fees, timelines and scope are set out in that agreement, not here. Packages start from £1,295 as published on our pricing page. Exact fees depend on the project scope and are confirmed in writing before any work begins.
8. Acceptable use
You agree not to:
- Use the service for anything illegal.
- Submit false or deliberately misleading information (including fake contact details or fake addresses).
- Attempt to scrape, copy, or automate access to the planning checker in bulk.
- Interfere with the operation of the site or any other user.
9. Liability
Mayfair Studio's liability for any loss arising from your use of the free planning checker is limited to the extent permitted by law. We don't accept liability for indirect or consequential losses, or for decisions you make on the basis of the free check alone.
Nothing in these terms excludes or limits liability that cannot lawfully be excluded.
10. Intellectual property
All content on this site - text, design, code, data visualisations and guides - is owned by Mayfair Studio or our licensors. You're welcome to share links and quote short excerpts for personal or editorial use, but please don't republish whole articles without permission.
11. Changes to these terms
We may update these terms from time to time. Material changes will be flagged on the site. The date at the top shows when the current version was published.
12. Governing law
These terms are governed by the law of England and Wales, and any dispute will be subject to the exclusive jurisdiction of the English courts.
