The most common London loft conversion. Usually falls within permitted development if it stays inside the 40m³ (terraced) or 50m³ (semi-detached and detached) volume allowance, subject to conservation area and Article 4 restrictions. Mid-range cost band.
A rear dormer combined with a side-return dormer for extra headroom and floor area, common on Victorian and Edwardian terraces. Assessed under the same permitted development volume limits where it qualifies. Higher cost band than a single rear dormer.
Converts a hipped roof to a gable end, adding headroom before any dormer goes on top. Often falls within permitted development volume limits on semi-detached and detached houses. Mid-to-higher cost band.
A full roof replacement across the rear or wraparound elevation, the largest space gain of any loft type. Almost always needs a full planning application rather than permitted development. Highest cost band.

Do I need planning permission for a loft conversion?
It depends on your property. Houses often have permitted development rights for a rear dormer, hip-to-gable or velux conversion within set volume limits - 40m³ for terraced houses, 50m³ for semi-detached and detached houses - provided the property is not on designated land and hasn't had those rights removed by an Article 4 direction or a planning condition. Conservation areas specifically exclude roof enlargements under Class B, so a rear dormer in a conservation area needs full planning permission. Mansard conversions almost always need full planning permission regardless of location. Flats and maisonettes have no permitted development rights at all, so any loft conversion on a flat needs a full planning application. Do you need to survey my house before designing?
Usually not. We prepare your first drawings and planning application from planning records, property data and your own photos, which is why they arrive within 2 weeks of instruction rather than after a survey appointment. The full measured survey happens at the building regulations stage, once planning is granted, where millimetre precision matters most.
What if my flat or maisonette needs a loft conversion?
Flats and maisonettes have no permitted development rights, so a loft conversion on a flat always needs a full planning application, and usually the freeholder's consent as well. We can still design and submit it for you - start with the free planning check so we know exactly what your building needs before you commit to anything.
