Every report is the same Pro Report: GOV.UK-styled PDF + structured JSON data file, delivered within 24 hours, personally read and signed by Jonathan Blewitt before it leaves. The tiers exist so multi-site buyers do not pay full price on every assessment. The add-ons exist so the report covers the specific risks of your specific deal.
Tiers are volume discounts, not product tiers. Whether you buy one report or ten, the deliverable is identical: banded verdict, six-row action panel, indicative figures with sensitivity grid, planning history, constraints, permitted development assessment, CIL position, comparable approvals, methodology, sources, and Jonathan's sign-off. 24-hour delivery on every report.

The base Pro Report is already comprehensive for most residential deals. The extras below address specific risks that come up on harder sites - brownfield, auction lots, party-wall sensitive infill, contentious LPA areas. Add them only when relevant. Charged per report, not per pack.
- BNG screening. Likely BNG metric position - on-site, off-site units or credits route
- Ground risk screen. Coal, radon, contamination, soil hazards from BGS + EA datasets and historical OS maps
- Title + covenant flag. HMLR title register pull flagging restrictive covenants and easements for your solicitor
- Party wall + light screen. Party Wall Act 1996 trigger detection plus a screening note on rights-of-light exposure
- Daylight + sunlight screen. BRE 209 VSC and APSH screen for neighbour impact
- Highway + access screen. Road adoption, width, visibility splays, Manual for Streets compliance
