Administration disposal
Part-built 22-flat shell, sold out of a contractor failure

The contractor went into administration in 2021 and the shell stood part-built and weathering until it sold at auction for £450,000 in February 2026. The report verified three live consents for 22 flats at source, put the consented residual at £341k and the developer ceiling at £513k, and showed the hammer price returns 16.9% profit on cost only if the standing structure can be relied on - naming the structural survey as the check that decides the whole deal.

A 6.3-acre former football ground with outline consent for 42 dwellings, guided at £2.75m. The report worked the residual: at a 17.5% margin the land is worth £1.105m, and the absolute bid ceiling at a 15% profit-on-cost floor is £1.61m. The guide implied a 4.6% margin. The room agreed - the lot drew no bids.

For regulated submissions - a Red Book valuation, or formal planning evidence in an application or appeal - you need a chartered planner or RICS valuer sign-off, which this report does not replace.
